Gallagher Developments is undertaking pre-application consultation on plans for a residential development of up to 120 new homes on land east of Lea Green Lane in Wythall. The proposals include significant areas of associated green space incorporating biodiversity enhancements, a children’s play area and sustainable drainage infrastructure.

  10. Sustainable Drainage Systems;
  11. Financial contributions to support local infrastructure.

Planning Context

Bromsgrove District Council is currently preparing a new Development Plan which will cover the period up to 2043. The site at Lea Green Lane is proposed as a draft housing allocation (ref. WY02).

The Site

The site is located to the north-east of Wythall and to the east of Lea Green Lane. To the north lies Houndsfield Lane with the North Warwickshire railway line to the south-east. The site is in a sustainable location, with Wythall train station within 600 metres of the site entrance and a primary and secondary school, medical and community facilities within a reasonable walking distance of the site.

About the Proposals

An outline planning application will be submitted to Bromsgrove District Council with all matters reserved, except for access, for up to 120 dwellings and associated green space and infrastructure.

The proposals will deliver a high-quality, sustainable development providing a range of house-types, including a policy compliant level of affordable housing.

A new area of public open space will be created. This area, together with new habitat creation, will ensure biodiversity net gain is achieved across the site.

A new children’s play area and walking trails will ensure an attractive development with easy access to natural areas for both relaxation and recreation. A dedicated footway/cycleway to the north of the site, running parallel to Lea Green Lane will enhance connectivity and help reduce reliance on the private car.

Vehicular access to the site will be provided from Lea Green Lane. A Transport Assessment and Travel Plan will be submitted with the planning application to ensure that any impacts from the development are suitably mitigated.

The site is situated in an area at low risk of flooding (Flood Zone 1). Within the proposals, new surface water balancing ponds are included in the south of the site. These areas will manage surface water runoff and create attractive new green infrastructure features, providing further opportunities for wildlife habitat creation. A Drainage Strategy and Flood Risk Assessment will be submitted with the application.

Financial contributions to the Local Authority will be made to support local infrastructure, which may include education, healthcare, and leisure.

Feedback Webinar and Next Steps

An outline planning application will be submitted to Bromsgrove District Council in the coming months, after comments from this consultation have been considered. Prior to the application submission, Gallagher Developments will provide a response to the feedback from the local community and prepare a webinar which can be viewed on this website during March 2026.

Following the submission of the planning application, Bromsgrove District Council will undertake a period of statutory consultation on the application. At this stage you will have the opportunity to submit your comments on the application to the Council before a decision is made. It is expected that the application will be determined later in 2026.
